New build settlement: what to know

A new monolith building “settles” the first 1–2 years: micro-cracks in walls, slight door skew — normal. Stretch ceiling attaches via cornice or shadow profile — heavy settlement can show a perimeter gap.

In Tashkent new districts hand over in batches — don’t rush finish in month one after keys. Let the building stabilize or wait until neighbors finish rough work (less vibration).

Stretch film doesn’t block building settlement — it’s flexible. Issues appear at the wall joint if plaster is still wet or cracking actively.

Best moment: after rough walls and electrical, but before final wall paint and laminate. Installers won’t ruin the floor; electrician already ran light wires.

Don’t stretch before floor screed with wet trades — splashes and dust harm fresh film. Finish screed and walls, then ventilate.

Matte or shadow profile in new builds

Matte MSD is universal for bedroom, living room, kids’ room: hides base ceiling unevenness, no glare. In new builds with 2.5–2.7 m height white matte lifts the space.
